“ALSTARZ” Sports Bar & Restaurant
Mastoris Diner, Bordentown Township, Burlington Co., NJ
JEA was retained by Mr. Alex Mastoris to provide site/civil engineering services associated with the construction of a new, 9,000 s.f. sports bar & restaurant at the site of the Mastoris Diner in Bordentown, NJ. The project involves the construction of the new sports bar/restaurant (250 seats), parking reconfiguration & expansion, storm-water collection/management/conveyance system, wet pond (for aesthetics and stormwater management), extensive landscaping, lighting, utilities extensions, and utilization of traffic calming devices. For this project, JEA was responsible for completion and preparation of a property survey; geotechnical investigation; wetland delineation; wetland permitting; community impact statement; traffic study; site improvement plans; utility/drainage/ landscaping/lighting/stormwater management system design; roadway improvements and NJDOT permitting; Planning Board testimony; and land development approvals (NJDEP/NJDOT/County/ local). JEA has also been retained by the Client to provide bid and construction phase administration services. Construction of this project is anticipated to be completed in the fall of 2006.
Advance Auto Parts Store (Site Feasibility Investigation)
Route 130 & Beacon Street, Pennsauken Township, Camden County, NJ
JEA has been retained by the Primax Properties, LLC., a developer of Advance Auto Parts stores, to provide site/civil engineering services associated with the due diligence phase investigation for the proposed construction of a new 7,000 s.f. retail store in Pennsauken Township, NJ. For this project, JEA was responsible for preparation of an ALTA/ACSM property survey, Site Feasibility Investigation, Conceptual Site Plan, and Conceptual/Preliminary Grading & Drainage Plan; and investigation of an existing, underground retention/infiltration stormwater management system. In the preparation of the Site Feasibility Study, JEA evaluated zoning ordinances, NJDOT access requirements, utility connection feasibility/fees, requirements for parking/loading/landscape buffers/lighting/trash//fire access/etc., permitting requirements, permitting time frames and estimated costs for land development approvals.
Farnsworth Avenue Redevelopment Plan, (Commercial Redevelopment)
Route 130 and Farnsworth Avenue Bordentown Township, Burlington Co., NJ
JEA was retained by Chancellor Development Group to provide site/civil engineering services associated with the preparation of a conceptual site development plan for a proposed commercial redevelopment plan being presented to the Township for consideration. The Redevelopment Plan involved the proposed demolition of existing residential structures and the construction of a 12,000 s.f. drugstore and 5,000 s.f. office building to compliment an existing McDonald’s Restaurant which is to remain, while accommodating future expansion of access roadways to connect to potential additional redevelopment of adjacent parcels. For this project, JEA was responsible for conducting a thorough zoning analysis; preparation of a conceptual site development plan and rendered version of the plan; assisting the project’s Planner with the preparation of a Redevelopment Plan for the Township consideration; and corresponding with the Township’s Department of Community Development.
